A `rental checklist` is a pretty generic term, so there is really no exact answer to the question. For the purposes of this article, it refers to a document that the landlord (or property manager) and the tenant review before moving in and when moving out to look for damage, missing items, or other liabilities. These items could affect the amount that the tenant receives back from their security deposit and should be carefully monitored by both parties to ensure fair dissolution of the lease.
Your meeting planner checklist does not end here. As the date of the meeting draws closer and closer, you have to check and reconfirm that everything`s as you have decided, that there is not any controversy about the venue, date and time, before you finally send out the invitation cards. You also have to finalize on the rough estimate of the number of people who will be attending the meeting, menu and the caterers, the light and sound effects, accommodation for the VIPs and celebrities, who will go to receive them at the airport, whether you will allow TV personnel to give a live coverage of the event, etc.
Do you want to build a successful restaurant? If you do, then it is important to learn the same standards that made these restaurants grow to be large corporations. You may think you do not need standards for your independently owned restaurant, but consistent policies and rules are important in every restaurant!
Major items to be covered include any surface that people touch (with hands, furniture, feet, etc.) like walls, floors, ceilings, cabinetry, appliances, sinks, or other `high traffic` items. Other items are at the landlord`s discretion and include siding or brick, lawn or landscaping, trees, and other less commonly covered areas. All forms should include a move-in and move-out checklist, date, and signature of both parties.
Almost everything that constitutes the dwelling - inside and out - should be included in the checklist. The more specific and detailed the rental checklist is, the more beneficial for both parties (though in general, its more beneficial for the landlord as it ensures that the tenant knows what they are responsible for). If the unit is a multi-family home or large complex, the exterior of the property probably does not need to be included as the property manager is almost always responsible for maintenance and upkeep.
The difference between the two for me is that I put the really excruciatingly detailed info into the spreadsheet file. It is a bit more cumbersome, but I have a lot of freedom to add detail and manage the budget at the same time. The database I use references parts of the spreadsheet and is also linked to email addresses for the event participants. I can pull the data from the spreadsheet, drop it into the database, create a nice interface and communicate with everyone in a few keystrokes. A database style checklist can also do budget functions, but it is more difficult and time consuming to program.
